It’s been a very active year in the housing market across the country. There’s also been an increase in weather-related damages, so it’s a good idea to hire an experienced inspector when you purchase a new home. If you already own a home, check it each year to help prevent damage that may lead to a claim in the future. Look for signs of the following issues in your home to protect your family, your home and everything in it.Water damageIf you have Extended Water Coverage* as part of your home policy, you’re covered for some types of sewer backups, which are one of the main causes of water damage during major storms. Contact a Licensed Insurance Representative for more information about this coverage.To protect your home against water damage, keep your property well drained, maintain the weeping tiles and clear eavestroughs regularly.MouldMost home insurance policies do not cover mould, which can damage your property and may cause health problems, particularly for those with asthma or allergies. Controlling indoor moisture is the best way to prevent mould, which forms on damp areas like bathroom walls, basements and wooden window frames. If you discover mould, hire a restoration contractor experienced in removing it safely.Fire preventionSmoke alarms are your best defense against home fires. Use only smoke alarms that have been tested and approved by the Underwriters’ Laboratories of Canada (ULC) or the Canadian Standards Association (CSA). Every home should also have a carbon monoxide (CO) alarm on each level and outside sleeping areas. Be sure to place them on the wall, not the ceiling. Test all your alarms monthly, replace the batteries at least once a year and be mindful of the expiry date on the device.Roof damage
To prevent the possibility of future damage, keep your roof in good repair. Have it checked each spring for loose shingles or holes, and keep your eavestroughs and downspouts free of debris or damage from winter ice buildup. Make sure your insulation is adequate and properly installed; use rock salt to clear ice and snow from around eaves; keep roof vents open in winter; and ensure the attic is well sealed from the rest of the home.Hire a reputable home inspector when purchasing a new home, and complete your own home inspections regularly to protect yourself from potential damage and keep your home in good working order.
